How do I choose my own axis for a clip to rotate around

I would like to make a clip rotate 90 degrees clockwise from the bottom right corner so that it would disappear and the next clip would be under it while it is rotating, but I can't figure out how to change the axis which I am turning on (as in I can only rotate around the center point)

Harumi,

There is no 'change axis' magic button, but I tried a bit and you might get this to work:

First apply the 90 degree rotation with the key frame animation to include whatever you want for a pause before the rotation starts and then the rotation at the desired speed.

Next choose 'movement' >> 'size and position' and create a key frame at the  start of the rotation with no x,y movement, and one at the end moving the image completely out of view with its original lower right corner at the lower right of the preview window.

This won't look quite right, but you can now add (as many as you want) intermediate positions always keeping the corner of the image at the corner of the preview.

Remember that you can save an effect and load it only other images so you don't have to do the entire process each time. A problem though is the the parameters seem to be image size, or at least aspect ratio, specific. I've put my first attempt here:
