I'm close to losing my mind... I've tried everything - installing different codecs, etc. Nothing is working. Audio Studio 16 is still having trouble with editing audio MP4 files. It looses half of the file or opening them with cuts inside... What can I do...?

On Audio Studio 10 it shows and plays the whole file, but there's some kind of a problem with the sample rate - it's playing slowed down.
Could be a codec other than AAC, which is 'usually' the audio codec used for files with the MP4 extension, but not always. Can you post the 'MediaInfo' for the file, which lists detailed attributes and the codec.
Try converting the file to a PCM <.wav> with an online converter such as Convertio or Zamzar.

There may be no other way. Conversions are usually fast and can be batched. Test a file first to see if it fixes the issue.
Use the 'tree view' in MediaInfo, which should appear 'similar' to this:
