Immediately after import, Right click the video clip(s) in the timeline and "Create New Frametable" before carrying out any editing.

Thanks but doing the 'create new frametable' did not fix the out of sync problem.   It may have helped a little

but sound is still out of sync.    The original file is perfect.   I tried importing the file into a new project to be safe, but

it still is no good.  What else can I do?
