Crossfades flickering after render

Hi when I render my project to DVD or mp.4 my crossfades are jumpy and flickering. I am using .mxf files from Sony EX-1 camera in the project. Everything looks fine during the playback of the project.

The only time I have seen this happen once when a crossfade was set to too long a time.

I normally set crossfades to take between ~0.5 sec to 2 sec (12 to 20 frames at 25fps)

Do you see this when viewed on your computer or on TV? Can you see the change from frame to frame if you step through the frames?

What sort of Bitrate are the rendered files and what were the originals?
